Omiros said ‘Reflection Tower Two’ promotes a strong sense of local identity with the ground level retail area providing a seamless link with the existing retail village and the beachfront.

“Our design team set out to create landmark buildings that are in total harmony with their surroundings,” he said.

‘Reflection Tower Two’ residents will have a multitude of recreational choices at their doorstep ranging from the shopping and dining facilities on the ground floor to the signature Niecon Residents’ Executive Lounge.

The Niecon Residents’ Executive Lounge, for the exclusive use of ‘Reflections Tower Two’ residents and their guests, will contain a billiard table, theatrette, library, private bar and personal wine lockers.

A heated lap pool, sundeck, heated spa, sauna, steam room, gymnasium, teppanyaki grill pavilion and Zen garden will be located on the podium level.

‘Reflection Tower Two’ is located at the gateway to northern New South Wales with the international Airport ten minutes away, Byron Bay less than a 35 minutes drive and the magnificent Tweed Valley just around the corner.

Construction of ‘Reflection on the Sea Two’ will commence in Mid 2005 with completion planned for late 2006.

Niecon founder, Bill Nikiforides believes ‘Reflection Tower Two’ will serve as a catalyst for Coolangatta’s reawakening.

“In conceiving ‘Reflection on the Sea’ towers one and two, particular emphasis was placed on the north facing ocean view aspects and the rejuvenation of the Marine Parade precinct”, he said.

“Our design team at Niecon worked closely with Architect Omiros Emmanouilides to create landmark buildings capturing the essence of Coolangatta. With construction of the first tower already under way, releasing the second tower will reinforce the change the development will have on Coolangatta”.

Acclaimed Melbourne Architect, Omiros Emmanouilides, who specialises in environmentally sustainable design, has captured the fundamental nature of beach lifestyle in both of the tower’s inspired designs, translating the extraordinary beauty of the northerly ocean views into a year-round benefit for future residents.

“The external form of both buildings has a rhythmic flow and vertical escarpments. This presents a gentle sculptural element that appears consistently different from all vantage points,“ he said.

“The building has been designed with ceiling to floor glass allowing the apartments and penthouses the most spectacular views on the Gold Coast”.

‘Reflection Tower Two’ mirrors the quality and innovative design elements from the architectural design of the first tower with complete ocean views from each of its 128 luxury apartments including three exclusive penthouses.

‘Reflection Tower Two’ offers a variety of one and two bedroom plus study apartment layouts ranging in size from 111 to 181 square metres, a three bedroom sub-penthouse and three two level penthouse’s ranging from 316 square metres to 437 square metres.

Every apartment enjoys coastal panoramic views stretching from Mt Warning on the hinterland to Moreton Island and from Point Danger to Cook Island; encompassing the entire Gold Coast coastline to Surfers Paradise.

A distinguishing design characteristic of the development will be the beachside retail precinct of 20 tenancies offering captivating views over Greenmount Beach.

Linking Reflection on the Sea’s two towers together will create a new sophisticated beachfront café society precinct distinctive to the Gold Coast with a classic mix of boutiques, restaurants and cafés.

Niecon CEO, Constantine Nikiforides said “the outdoor and retail elements of ‘Reflection Tower Two’ joined together with Tower One will create a unique area for the residents, local community and visitors to Coolangatta.

“The emphasis in designing ‘Reflection Tower Two’ was to capture the views through every aspect of the building. The north facing site is a rare commodity which is the reason we have maximised the viewpoint from each luxury apartment and penthouse,” he said.

“The building is a reflection of its surrounding coastal environment with soft curvaceous design elements, ocean blue and green colour schemes and lush landscapes that imitates the beauty of the rolling waves and sandy dune formations,” said Mr Emmanouilides

Niecon Operations Manager, Derek Nicholson said a distinguishing design characteristic of the development will be the beachside retail precinct of 20 tenancies offering views over Greenmount beach.

“Linking Reflection on the Sea’s two towers together will create a new urban beachfront café society precinct unique to the Gold Coast,” he said.

“The proposed development will be of benefit to the community, have substantial architectural merit and a cutting edge building design that will add value to the Broadbeach precinct,” he said.

Broadbeach Chamber of Commerce President Don Jones says he is excited by the proposed future developments in Broadbeach that are set to expand the CBD.

“There are many proposals for future development in Broadbeach like the extension of the Broadbeach Monorail and future residential and retail developments including Niecon Development’s new project on the Charles Avenue site,” Mr Jones said.

“New developments like these are exciting and will strengthen the already thriving precinct. It’s a very strong and diverse destination. Broadbeach has a well established residential area and a busy retail precinct with Niecon Plaza, the Oasis Shopping Centre and Pacific Fair,” he said.

“Broadbeach Marketing have recorded that approximately 7 million people go through the Oasis Shopping Centre in Broadbeach every year. This isn’t including the people who visit the mall or the very busy café society precinct in the Broadbeach CBD”, he said.

“The suburb is a vital part of the Gold Coast landscape and portrays a positive image to buyers looking to relocate to the area. The Broadbeach Management Association works very closely with the Gold Coast City Council with regards to law and order and are focused on keeping the area safe for all who live in and visit the area,” he said.

“Buyers are attracted to the area because of its close proximity to all facilities including the Gold Coast Convention and Exhibition Centre, prime shopping locations and accessibility to Brisbane and Coolangatta airports”.

Niecon Developments is no stranger to Broadbeach and initiated the re-birth of the area with the introduction of the landmark and award-winning Niecon Plaza and Niecon Tower at the end of the 1980’s and the development of the themed Aruba Resorts in the 1990’s.

“The existing buildings on the site are an eyesore and our proposed development will transform the area through the creation of ground level retail and public spaces for the community’s enjoyment,” he said.

“The final settlement of the site marks the first major step following three years of extensive negotiations,” Mr Nikiforides said.

“The GCCC approved the expansion of the Broadbeach CBD earlier this year to encompass our site bringing this major holding into line with existing CBD planning parameters,” he said.

Niecon Developments combined three award winning architects to form a design team, internationally renowned DBI Design, Sydney based Innovarchi and architects Deike Richards from Brisbane to work together to create distinctive residential, retail and public spaces that complement the environment, infrastructure and expanding CBD area of Broadbeach.

Niecon Developments’ founder Bill Nikiforides said “we understand the importance of this site to the overall growth and future of the Broadbeach precinct and have assembled a superb team of architects with expertise in projects of this size”.

“We are currently finalising a unique design that will create an innovative and distinctive landmark development that will enhance the urban landscape”

Barry Lee has captured the spirit of ‘Essence’ through the interiors by blending the line between the internal and external through natural finishes, introducing very strong connectivity to the peaceful coastal environment.

“The material selection for the apartments will be synonymous with coastal apartment living. In the master ensuite clear glass will be utilised to separate the bathroom from the bedroom area allowing residents to enjoy the spectacular views from every point in the master suite,” he said.

‘Essence’ has been designed with climate and comfort in mind. The building will be positioned on such an angle to ensure all residents are protected from the south-easterly winds that Coolangatta receives.

“The emphasis is on style with substance“, Con Nikiforides said. “Both developments possess practical, functional and comfortable living spaces that mirror Coolangatta’s ease of lifestyle.”

Linking Niecon Developments’ ‘Reflection on the Sea’ and ‘Essence’ developments together, the thirty two tenancies will create a refined urban beach culture directly located on the beach. The ground-floor retail precinct will provide a classic mix of designer boutiques, eclectic restaurants and upmarket cafes creating an exciting new café society precinct distinctive to Coolangatta.

‘Reflection on the Sea’ and ‘Essence’ are located on the gateway to northern New South Wales with the international Airport ten minutes away, Byron Bay less than 35 minutes drive and the magnificent Tweed Valley is just around the corner.

During the past 35 years, Niecon Developments has earned an excellent reputation for ensuring the quality of construction for each project undertaken and has won a multitude of awards for design and construction excellence from the Housing Industry Association and Queensland Master Builders’ Association.

Niecon’s signature executive residents lounge, with its own library, bar, wine cellar, pool table and private wide screen theatrette, overlooks the private sundeck, landscaped pool and terrace area.

‘Essence’ is a 20 level tower featuring 104 apartments including 4 exclusive ocean skyhomes and 100 modern luxury apartments offering a range of one and two bedroom plus study layouts. One bedroom apartments range in size from 90 square meters and the two bedroom plus study range in size from 150 to 167 square meters.

“The development is truly the embodiment of its name, personifying the essence of sophisticated, beachside residential living,” Con Nikiforides said.

“With its generous balconies and open plan living areas, ‘Essence’ will blend uncomplicated design with comfortable living spaces to connect the outside and interior elements seamlessly,” he said.

Working in conjunction with Niecon Developments’ design team, leading architect Barry Lee of internationally acclaimed DBI Design, revealed that Coolangatta’s early maritime history had a strong influence on the design of ‘Essence’.

“For many people Coolangatta has been a favourite destination for holidays and holds a special place in their memories. Therefore our aim was to design a memorable building that reflected the history of Coolangatta.”

“The building is symbolic, characterised by a simple expression of vertical blades that appear to curve on the north-western side.”

“The blades are designed to draw parallels with a sailboat or spinnaker, whilst also being reminiscent of surfboards stacked in the sand,” he said.
