Niecon Developments Settle
Highly Sought After Broadbeach High Rise Site

Award-winning Niecon Developments is set to transform a highly sought after block of land at Broadbeach into a major residential and retail complex meeting the high demand for prestigious apartments in a cosmopolitan CDB area.

Niecon Developments have secured the holding of the 11,943 square metre site following three years of extensive negotiating with 80 separate property owners.

The planned $650 million residential and retail development, subject to council approval, is located on a city block south of the Oasis Shopping Centre and will provide a major public benefit for the Broadbeach community and infrastructure.

Niecon Developments’ CEO Con Nikiforides says the site bordered by Charles Avenue, Surf Parade and Elizabeth Avenue represents a unique opportunity to expand the existing Broadbeach CBD.

“It’s almost impossible to assemble a site of this size in such a central location. We have now started partial clearing in readiness for the proposed development that will continue the evolution of the Broadbeach area,” Mr Nikiforides said.

“As the gentrification of the area continues, we are seeing strong demand for apartment living in Broadbeach evidenced by strong sales in recent projects such as Ultra, The Wave, Air on Broadbeach and Verve,” he said.

“The existing buildings on the site are an eyesore and our proposed development will transform the area through the creation of ground level retail and public spaces for the community’s enjoyment,” he said.

“The final settlement of the site marks the first major step following three years of extensive negotiations,” Mr Nikiforides said.

“The GCCC approved the expansion of the Broadbeach CBD earlier this year to encompass our site bringing this major holding into line with existing CBD planning parameters,” he said.

Niecon Developments combined three award winning architects to form a design team, internationally renowned DBI Design, Sydney based Innovarchi and architects Deike Richards from Brisbane to work together to create distinctive residential, retail and public spaces that complement the environment, infrastructure and expanding CBD area of Broadbeach.

Niecon Developments’ founder Bill Nikiforides said “we understand the importance of this site to the overall growth and future of the Broadbeach precinct and have assembled a superb team of architects with expertise in projects of this size”.

“We are currently finalising a unique design that will create an innovative and distinctive landmark development that will enhance the urban landscape”

“The proposed development will be of benefit to the community, have substantial architectural merit and a cutting edge building design that will add value to the Broadbeach precinct,” he said.

Broadbeach Chamber of Commerce President Don Jones says he is excited by the proposed future developments in Broadbeach that are set to expand the CBD.

“There are many proposals for future development in Broadbeach like the extension of the Broadbeach Monorail and future residential and retail developments including Niecon Development’s new project on the Charles Avenue site,” Mr Jones said.

“New developments like these are exciting and will strengthen the already thriving precinct. It’s a very strong and diverse destination. Broadbeach has a well established residential area and a busy retail precinct with Niecon Plaza, the Oasis Shopping Centre and Pacific Fair,” he said.

“Broadbeach Marketing have recorded that approximately 7 million people go through the Oasis Shopping Centre in Broadbeach every year. This isn’t including the people who visit the mall or the very busy café society precinct in the Broadbeach CBD”, he said.

“The suburb is a vital part of the Gold Coast landscape and portrays a positive image to buyers looking to relocate to the area. The Broadbeach Management Association works very closely with the Gold Coast City Council with regards to law and order and are focused on keeping the area safe for all who live in and visit the area,” he said.

“Buyers are attracted to the area because of its close proximity to all facilities including the Gold Coast Convention and Exhibition Centre, prime shopping locations and accessibility to Brisbane and Coolangatta airports”.

Niecon Developments is no stranger to Broadbeach and initiated the re-birth of the area with the introduction of the landmark and award-winning Niecon Plaza and Niecon Tower at the end of the 1980’s and the development of the themed Aruba Resorts in the 1990’s.
